Can I apply for a property without having seen it in person?
While it’s a requirement that you must tour or view a property, you can also elect to have somebody else come tour the property for you on your behalf. This is helpful if you live out of state or have a friend or relative that can come view a home for you.
It's important to see the property instead of only looking at the photos. The photos serve as an approximate representation. Applicants should check whether the property matches their expectations and needs.
How do I arrange a visit to a property?
Call the number on the listing directly or click here to contact us through the contact page. After receiving a request, we'll quickly organize a property viewing. Our goal is to help you find your dream home.
Is signing a lease required?
Yes, you have to sign a lease. The majority of our properties come with a 12-month lease. It states the responsibilities of both sides covering the whole tenancy period.
What is your policy regarding security deposits?
Security deposits typically equal one months' rent. In some cases, you might be required to pay an additional security deposit amount. You need to pay the full amount before moving in.
How are rent payments processed?
Your rent is due on the first day of every month. We offer a variety of payment options.
- Pay online. Click here to access the system. Use the Tenant Login to view your account balance as well.
- Mail the rent directly to our PO box. Don't forget to indicate your address and unit number on the money order, cashiers check, or personal check.
- Bank direct deposit (the simplest of all options)
Please note that cash payments aren't accepted due to security reasons.
When is the rent typically increased?
Rent increases usually happen after the lease term expiration. Of course, it isn't always increased. Our analysis accounts for the property owner's requests and relevant market conditions.
Is there a way to avoid late rent fees?
We aren't able to waive any late rent fees. Our late charge policy complies with Fair Housing Laws. That means we have to treat all tenants equally.
What are the consequences if I am unable to pay rent on time?
Immediately call or email our office. Failing to contact could lead to an eviction.
Can I have a roommate?
Yes, but every roommate needs to get approval. You can do this using a rental application form. After filling out the form, pay the application fee, and wait for the screening results. Skipping any of these steps violates the lease and could lead to termination.
What types of situations qualify as emergencies?
Emergencies threaten human lives and/or cause property damage. For example, a burst pipe flooding the home and a broken heater during the cold season are definitely emergencies.
What is the policy regarding pets?
The pet policy depends on the terms in each specific lease agreement. When you already have a pet and you want to add an extra one, please call our office first. We will process every request separately depending on the lease terms.
Is it possible for me to replace the locks?
No, you would violate the terms of the lease agreement. It's possible to install new locks, but then you have to write a request. Wish to add extra locks? You have to bear the associated costs. Our approved contractors need to conduct the work.
Is it permissible for managers and staff to enter my home when I am not present?
If there's a need to enter the property, we'll notify you beforehand. There are many possible reasons for the entrance of managers or staff. For example, landlords may enter the home for emergency repairs. Also, they might allow insurance agents or inspectors to enter the property. But regular maintenance is preferably carried out when you aren't away from home.
Do I have to get renters insurance?
No, but it is definitely preferred! It’s also in the best interest of every tenant to have suitable renters insurance coverage. We are able to help our tenants with a renters insurance policy today! Call or email us for more information.
